One Metro West Skyrise Apartments Nears Groundbreaking In Costa Mesa
COSTA MESA, CA — A massive apartment complex planned for Costa Mesa is expected to begin construction in 2025, One Metro West says of their new development. The complex of over 1,000 separate homes will sit at 1683 Sunflower Avenue, replacing a warehouse building near the 405 Freeway. Builders say they will include retail space, office space, and a park along with the complex's three towers. Construction will occur in phases, and the overall completion will take three years, according to the OC Register.According to the builder, "the 1,057 residential units are distributed across three buildings with distinctive architecture featuring an Equinox-style 24/7 fitness center, yoga and aerobic studio, wellness room with oxygen stations and cryotherapy, multiple rooftop amenity terraces, and open spaces for recreating and lounging. "Three resort-style, saltwater swimming pools, including a rooftop junior Olympic-sized pool, all with spas and cabana areas, are positioned throughout the master plan. "The project also features a 1.7-acre park and event plaza is designed to hold intimate musical performances, outdoor theatrical productions, community-sponsored meetings, and celebrations. A 25,000 SF "jewel box" creative office with a roof garden and event space within the park is complimented by 6,000 SF of specialty retail."According to the builders, the architectural character of One Metro West is designed to be timeless."As the project endures, the natural weathering, evolving landscape growth, and resident adaptations will rusticate and naturally reveal the true nature of the building – improving the project and community over time. Key components of this elegant but contextual-based design are its clean lines, natural materials, and complementary color palettes. The interplay between indoor and outdoor living is witnessed in various social gathering places and rooftop terraces. "The architecture, location, and programming of the spaces invite both the employee and resident to explore the surrounding area while creating an intimate place to work or call home.""Rent prices aren't set yet, but will be market-based once the apartments are built," according to the Register. "If the apartments were leasing today, rents would start at around $2,600 to $2,700 monthly for a studio." A total of 106 apartments will be part of the community's affordable housing for low-income and low-income households, according to the Register.Apartment List shows Costa Mesa rentals for a one-bedroom at $2,258 and a two-bedroom at $2,606. Rental costs have risen over 2.6% in the past year."The median rent in Costa Mesa rose by 0.7% for June and has now increased by 2.6% over the past 12 months," according to Apartment List. "Costa Mesa's rent growth over the past year has outpaced both state (-0.8%) and national (-0.7%) averages."Of housing in the area, councilmember Jeffery Harlan was quoted by the Register as saying: "I've had too many conversations with my kids, who are 17 and 20, about how expensive it is to live here. They shouldn't be thinking about that. They should be thinking about what they want to do with their life, enjoying that moment. But they recognize the reality that coming back to live here is way too expensive.
